Union City’s new luxury condominium building, the Altessa, will be ready for residents in the next few months.
Home buyers will be able to check out model homes on the top floor by the end of the month, and sales have already started, according to Joseph DiMare, the director of sales for the project and a sales associate at Patina Reality in Hoboken.
Constructed by Rocha Development, the Altessa, on 22nd Street, will have 15 floors, with 100 one- to three-bedroom residences, ranging from 825 to 1,437 square feet and selling for $270,000 to $500,000. Residences will be on the top nine floors. Indoor parking for each unit will be available on the first four floors.
“What those four floors of parking do is lift us up above everyone else,” said DiMare. He added that the units in this concrete construction building will overlook Manhattan, Union City, Jersey City, and the Meadowlands.
“We are also built on the highest point of elevation in Union City, and that’s how we came up with ‘Altessa,’” he said.
Construction continues on a rooftop outdoor pool and 470-foot running track, DiMare said. The Altessa will also have a private gym on a lower level with a steam room, sauna, and men’s and women’s locker rooms. Near the gym, a residents’ lounge will hold a billiard table and flat-screen TVs.

DiMare added that everything will be handicap accessible.
The building will also offer its residents a free shuttle to and from the Hoboken PATH Station. All services will be included in the monthly maintenance fee, which varies per unit but starts at $330.
“Everything that you would want in a building we put all together into this one,” said Marcone Rocha. “In Union City, you get the full package here.”
The building may also soon be approved by the Federal Housing Authority, which would help buyers purchase a home with little money down.
“That will allow buyers to be able to put down 3 to 5 percent on purchases,” said DiMare. “We are doing everything we possibly can to make it easier for buyers to purchase.”
DiMare also said that Rocha Development will keep an office on the premises for a year to be more accessible to residents during the sales and move-in process.
“We are not a phone call away; we are a couple floors away,” said DiMare.
Rocha Development, headquartered in Union City, has been producing local projects for more than 20 years.
“Every street you go, there is something we did, like apartments or houses,” said Rocha. He added that his company also constructed two other luxury condominium buildings in town, the Spazio on Hudson Avenue and the 43 on 43rd Street.
