Dear Editor: This letter may sound familiar as it covers some material previously published a while ago. However, history repeats itself, and the bill being referred to here is different and yet very much the same as its predecessor. In Trenton at this time, a bill called the Uniform Common Interest Act — UCIOA, number A896, is beginning to work its way through the legislative processes. The above bill is essentially the product of a nation-wide trade organization called Community Association Institute –CAI-NJ. A896 is a bill posed as a measure to regulate in New Jersey all common interest types of housing, i.e., condominium, co-operative, etc. This omnibus legislation that CAI-NJ is pressing for surely must be a misnomer, as the “Common Interest” portion of the title should be termed their “special interest.” The CAI trade organization and its New Jersey affiliate chapter consist of accountants, lawyers, management agents, insurance firms and perhaps a few common interest unit owners. The CAI organization is a very effective lobbying group and their interest in passage of this legislation speaks for itself. In opposition to the above UCIOA bill is a very earnest independent group of New Jersey co-operative type unit owners, called the Common-Interest Homeowners Coalition or C-IHC. They have been working diligently to correct many defects in the large UCIOA bill, and if unsuccessful in these efforts would prefer UCIOA to be completely rejected. Laws regulating our co-operative types of ownership living are poorly drawn and in many instances are non-existent. A definite need exists for fair and proper laws to protect individuals owning such types of housing. The rights of all individuals are precious and should be carefully guarded. Use your owwn judgement as to who is best representing and serving in your best interest. The CAI-NJ trade group or C-IHC independent unit owners coalition. Make your views known to your state representatives and fight to protect your home and civil right. This is important; write, phone or E-mail your representatives.
