Too dense: Elwell asks the HMDC to change zoning for residential areas

While 12 percent of the land in Secaucus is governed by the town’s zoning laws, the other 88 percent falls under the purview of the Hackensack Meadowlands Development Commission. After Mayor Dennis Elwell, who thinks the HMDC guidelines may allow too much development in some areas, asked the agency in March to bring its regulations into line with the town’s, the HMDC has moved to possibly do so. Elwell asked the HMDC two months ago to examine the residential densities it permits in the low-density resident zone and in the waterfront recreation zones. While Elwell said he would like to promote residential development within these zones – especially on the larger-sized lots – he feared the potential of mid-rise structures to block other residents’ views of the river. “We can’t stop development in Secaucus if someone wants to develop on property they own here,” Elwell said. “But we can make sure the development is in character with the Secaucus we all known and love.” Secaucus residential zones are divided into Class A and Class B. Under Class A, a home builder must provide 5,000 square feet of living space on a lot of 50 by 100 feet.
